do all kinds of real estate transactions; but I REALLY love working with

Does buying a home with ZERO down payment sound crazy?
Well, it's not. It happens all the time, and it's becoming more and more
common. Here are some questions that people ask me about zero down payment home
loans:

Question: Do I have to have good credit to get a low or zero down payment
home loan?
Answer: While your credit certainly does not have to be perfect, these
loan programs generally require somewhat good credit.
Question: Are the rates for these home loans higher than other loans?
Answer: Usually not. The rates for low down payment home loans are
usually very competitive with high down payment home loans.
Question: What about "closing costs"?
Answer: Everyone has to pay closing costs, but I am almost always able to
negotiate for the seller to pay most of those for you, to keep your up-front
costs as low as possible. In fact, some of my buyers have even received
money back at the closing.
Question: Does
it help if I have a little money?
Answer: Sure! There's
another program called an FHA home loan mortgage that only requires 3% down, and I can still have the seller pay
your closing costs in most cases. This program usually allows you to get a
lower payment for the same price of home. Both programs, however, are

Question: So what if down payment is not an issue, and you would rather
get that interest rate down as low as possible?
Answer: Well, there's a great program called IFA (Iowa Finance
Authority) that allows you to do that. The qualifying details change a
